Start With Your Commute, Then Work Outward
Killeen, Harker Heights, Copperas Cove, Nolanville, and Belton all put you within a reasonable drive of the installation, but they feel very different day to day. Killeen offers the widest selection of homes and price points. Harker Heights tends to draw families who want newer construction and quieter streets. Belton and Temple sit a little farther out and trade a longer commute for a slower pace and a strong sense of community.
Before you fall in love with a floor plan, drive the route at the hour you would actually be driving it. A ten-minute difference on a map can feel very different at 0600.
Understand What Your VA Benefit Can and Cannot Do
A VA loan is one of the strongest tools available to eligible service members, with no down payment requirement in most cases and no monthly mortgage insurance. That said, it is not automatic. You will need your Certificate of Eligibility, the property will need to meet minimum property requirements, and the appraisal process has its own timeline.
Work with a lender who closes VA loans regularly in this market. Experience matters more than a quoted rate when you are working against a report date.
Think About Resale and Rental From Day One
Military families rarely stay in one home for thirty years. Ask a different question than most buyers do: if orders come in three years, how easily will this home sell or rent?
Homes close to major routes, in established neighborhoods, with common floor plans and reasonable maintenance demands tend to be the easiest to move on. Highly personalized properties, unusual lots, and homes with deferred maintenance can be harder to hand off when the clock is running.
Plan for a Remote or Compressed Search
Many of our military clients never see a home in person until the final walkthrough. That works when the process is set up correctly. Get pre-approved before you start touring, agree on your must-haves in writing, and lean on video walkthroughs that show the things photos hide, such as road noise, yard grade, and the condition of the roof and HVAC.
A good inspection is non-negotiable on a remote purchase. It is your eyes when you cannot be there.
Budget Beyond the Mortgage Payment
Texas has no state income tax, but property taxes and homeowners insurance carry real weight in a monthly payment here. Ask for the full estimated payment including taxes and insurance, not just principal and interest, and ask what the tax bill is likely to look like after the property is reassessed.
Also look into your homestead exemption once you close, and ask whether any additional exemptions may apply to you as a service member or veteran.
